What is the procedure to buy a house in MARGARITA?

Reservation

Once the house has been chosen and the purchase price has been agreed, a reservation contract is signed in which the conditions agreed upon between the buyer and seller are established: personal data, registration data of the property, maximum deed date, etc.

In this act, a deposit of 1% of the value of the transaction is made by bank transfer to the Real Estate Agency.

Prior to the reservation, our legal representatives will check, among other things, that all the property documents are in correct order, that there are no embargoes or debts, sales prohibitions, municipal solvency and cadastral ID updated, and that the person selling is the current owner.

It is recommended not to pay a reservation deposit directly to the owner.

Writing

In this final phase is when the rest of the amount is paid and the Deed is signed before the Public Property Registry, registration fees currently range between 2% and 40% and are borne by the buyer unless both parties agree to share the expenses.

Exchange control has been in effect in the country since 2003, however currently in Venezuela the sales of goods and services in foreign currency are not prohibited.
